What It Took to Sell a Unique 1878 Home on 24 Acres in Melrose, NY
Not every home sells the same - and this recent sale in Melrose, NY was the perfect reminder of that.
I just closed on a truly special property. Built in 1878, set on 24.71 acres, and offering over 4,000 square feet of living space, this home had something you don't come across every day - space, history, and character.
It had been thoughtfully updated over time, but still carried so much of its original charm. The kind of home where every room feels a little different. The kind of property that stands out the second you pull up the driveway.
And while that's exactly what makes a home like this so special… it also means it won't appeal to every buyer.
This wasn't a "list it and it sells in a weekend" kind of property.
We had showings. We had feedback. Some buyers loved it. Others weren't sure how to make it fit their needs. Some felt it was too much house. Others saw the potential immediately.
Sound familiar? This is what's happening in today's market.
Buyers are more selective. They're taking their time. And unique homes - especially ones with land, size, and character - require a more thoughtful approach.
Instead of forcing the market, I paid close attention to what buyers were telling us.
We made adjustments.
We repositioned.
We stayed flexible.
And most importantly, we stayed patient.
That's the part a lot of people underestimate. It's not just about putting a home on the market. It's about knowing when to pivot, when to hold, and how to guide things in the right direction without overcorrecting.
Once we aligned the pricing and positioning with what the market was actually responding to, things started to shift.
The right buyer came along - someone who saw the value in the space, the land, and the character of the home.
And from there, everything came together.
We went under contract and successfully closed, allowing my seller to move on to their next chapter in Louisiana.
What This Means for You
If you're thinking about selling, especially if your home is a little unique, this is important:
There is no one-size-fits-all strategy anymore.
What works for one home may not work for another.
And in today's market, the difference between sitting… and selling… often comes down to strategy.
Pricing matters.
Presentation matters.
Timing matters.
But most of all, being able to adapt matters.
